Our client, a large National Property Management company is looking for an experienced Property Manager to managed two properties in Ottawafor a 1 year contract.

Role Responsibilities:

  • manage a portfolio of 880 units in Ottawa and Halifax
  • manage a team of 15 staff and contractors
  • ensure customer satisfaction while meeting company goals
  • Motivate and develop staff, accountable for the supervision and activities of the team
  • manage properties to reach fiscal goals while working within budget parameters
  • Ensure all Property Management policies, procedures and operations are executed to standard
  • Ensure preventative maintenance is scheduled and completed
  • Review and evaluate repairs and maintenance requests to ensure they meet budgetary and operational expectations
  • Perform monthly site inspections
  • Review turnover suites and complete a scope of work consistent with established policies and procedures
  • Maintain occupancy and rental income levels which comply with budgeted expectations
  • Review and approve new leases according to established leasing policies and procedures
  • Authorize work and purchase orders according to the budget
  • Maintain an effective system of rent collection and revenue security
  • Initiate and attend to legal and collection when necessary
  • Accountable for all property Accounts Receivable accounts
  • Ensure compliance with all legislation, including but not limited to, the Tenant Protection ActLabour Relations ActFire Code and Occupational Health and Safety Act
  • Complete weekly and monthly reporting
  • ensure all staff & vendors comply with the established health and safety policy

Requirements

  • 3-5 years of experience in a managerial role with a minimum of 3+ direct reports
  • University degree or professional designation an asset
  • Completion of (or working towards) Property Management Designation
  • Property Management/Real Estate experience an asset
  • Must possess valid driver’s license and proof of insurance
  • Must possess exceptional communication and interpersonal relationship skills
  • Intermediate level knowledge of Yardi and MS Office (Word, Excel, Outlook, and PowerPoint)
  • Must possess strong understanding of Residential Tenancies Act
  • Strong attention to detail, problem-solving, and follow-up is required
  • Must be a self-starter with high degree of initiative, flexibility, and professionalism
  • Ability to work with a diverse group of people and interests while being culturally aware
  • Possess knowledge of health and safety practices
