Building Superintendent
Location: Lesmill Road Toronto, ON
Pay Rate: $19.00 - $20.00/hour
Staffmax is currently hiring a Building Superintendent for one of our clients in Toronto. This is an excellent opportunity for a reliable, hands-on maintenance professional to support the daily operations of a large residential apartment complex.
The successful candidate will be responsible for maintaining a safe, clean, and well-operated property while delivering excellent customer service to tenants and working closely with the property management team.
Key Responsibilities
- Perform daily building inspections, including common areas, parking garage, mechanical rooms, stairwells, hallways, and exterior grounds.
- Complete maintenance requests, minor repairs, preventative maintenance, and follow up on completed work orders.
- Prepare vacant units for new tenants, including basic repairs, cleaning, and unit turnover.
- Maintain cleanliness of common areas, laundry rooms, storage areas, elevators, and building surroundings.
- Replace light bulbs and complete routine building maintenance tasks.
- Monitor building systems, including boilers, pumps, fans, roof equipment, and maintain daily maintenance logs.
- Assist with seasonal property maintenance, including snow removal, ice control, lawn care, garbage collection, and recycling.
- Coordinate and monitor contractors and communicate maintenance concerns to the property management team.
- Conduct routine emergency systems testing, including fire safety equipment, emergency power, and elevators.
- Maintain inventory of maintenance supplies and ensure tools and equipment are organized.
- Show rental units to prospective tenants when required.
- Provide excellent customer service to tenants, contractors, and visitors while responding professionally to inquiries and concerns.
- Assist with minor administrative duties such as processing paperwork, preparing deposits, and handling leasing documents when requested.
- Participate in an on-call rotation to respond to building emergencies outside of regular working hours.
- Follow all Occupational Health and Safety policies and company procedures.
Qualifications
- Previous experience as a Building Superintendent, Maintenance Technician, Caretaker, or in residential property maintenance is preferred.
- Strong knowledge of general building maintenance, including basic plumbing, electrical, painting, and mechanical repairs.
- Ability to perform physical work, including lifting, snow removal, and outdoor maintenance in varying weather conditions.
- Strong organizational, communication, and customer service skills.
- Ability to work independently and manage multiple priorities.
- Reliable, professional, and safety-conscious.
- Availability to participate in an on-call emergency rotation.
