                        PRODUCTION & CONTRACTS MANAGER

JOB SUMMARY
Prepare estimates for new acquisitions/developments. Develop preconstruction budgeting “Class D Budgets” for upcoming projects and create construction budgets for active developments and phase renewal.
ROLES AND RESPONSIBILITIES
 
	- Work with the Sales and Marketing, Design and Construction groups to ensure all needs are discovered and met in the design and build process
 
 
	- Prepare Scope of Works for trades and contract in accordance with home specifications to ensure consistency for project execution.
 
	- Prepare tender documents and facilitate the trade/supplier tender process.
 
	- Create and maintain a costing database and a trade/supplier database.
 
	- Compile, analyze, compare, and summarize, trade, supplier tender quotes for completeness and compliance and make recommendations to the Director of Construction to award contract.
 
	- Prepare project estimates, conduct cost analysis, and complete budget reviews for cost control, cost to complete, and project cost summaries.
 
	- Responsible to develop and the pre-construction schedule and estimate
 
	- Responsible to regularly update construction schedule for active projects 
 
	- Responsible for clear communication of needs and requirements to the design-build team, including consultants and engineers
 
	- Lead the project after sales through design, estimating, and, permitting, and tendering for a complete handover to construction
 
	- Identify opportunities for improved quality and cost effectiveness on projects.
 
	- Develop and maintain relationships with trades and internal teams assigned to each project.
 
 
QUALIFICATIONS AND REQUIREMENTS
	- University degree in Engineering or Construction Management. Quantity Surveyor (QS) designation an asset
 
 
	- 5 years’ experience in residential construction with superior construction process knowledge
 
	- Complete knowledge of CCDC contracts CCDC 5A, CCDC 5B AND CCDC 17.
 
	- Strong computer skills utilizing MS Office and quantity take off software (i.e., Bluebeam
 
	- Background knowledge of Procore and Builderlynx will be an asset
 
	- Ability to work independently as well as in a team environment
 
	- Strong knowledge in project cost controls
 
	- Must be able to complete detailed material quantity take offs
 
	- Positive attitude with strong communication skills
