Director of Property Management
- Fully Remote (Preference for GTA; secondary preference Vancouver)
- $110,000–$125,000+ (commensurate with experience)
- 8–12+ years of progressive experience in property management or real estate operations
About the Role
We are seeking an experienced Director of Property Management to lead, scale, and professionalize our property management function across a growing residential portfolio. This is a fully remote leadership role with significant autonomy, strategic influence, and long-term growth opportunity.
While the role is remote, approximately 75% of the portfolio is in the Greater Toronto Area, making GTA-based candidates ideal. Vancouver-based candidates will also be strongly considered. – Any travel outside of the GTA will be planned ahead of time.
This position is well-suited for a hands-on property management leader who enjoys solving complex challenges, building processes from the ground up, and developing teams as the business grows.

What You’ll Be Responsible For
- Oversee end-to-end property management operations, including leasing, maintenance, compliance, tenant relations, and asset protection.
- Ensure properties are stabilized, well-maintained, and managed with strong cost discipline and audit-ready documentation.
- Develop, implement, and continuously improve SOPs, workflows, service standards, and reporting processes.
- Maintain accurate records, dashboards, and operational reporting across the portfolio.
- Lead and mentor a growing team of property managers, administrators, and vendors.
- Play a key role in building the future team structure, including hiring, onboarding, coaching, and performance management.
- Establish a culture of accountability, ownership, problem-solving, and service excellence.
- Manage property-level budgets, forecasts, capital planning, and expense controls.
- Monitor occupancy, arrears, operating costs, and performance KPIs.
- Partner with leadership on financial decision-making and portfolio optimization.
- Ensure compliance with landlord-tenant legislation, building codes, housing standards, and safety requirements.
- Oversee incident response, insurance coordination, vendor compliance, and risk mitigation.
- Maintain clean documentation and communication trails suitable for audits and investor review.
- Act as the senior point of contact for escalated tenant, vendor, and stakeholder matters.
- Provide clear, professional updates to executive leadership and investors regarding:
- Property status and performance
- Vacant asset risks and stabilization plans
- Remediation issues, timelines, and unexpected costs
- Represent the property management function in executive and cross-functional discussions.
- Build a scalable, efficient property management platform supported by technology and strong vendor networks.
- Identify opportunities to improve profitability, efficiency, and asset value.
- Lead or support system implementations, special projects, and growth initiatives.
Work Style & Expectations
- Fully remote with flexible hours; workload may vary (e.g., 6 hours one day, 10 the next).
- Property management is not strictly 9–5—availability may be required for occasional after-hours or emergencies.
- High level of autonomy: routine decisions and tasks do not require approval.
- Looking for a leader who solves problems proactively, not someone who escalates at the first challenge.
Qualifications & Experience
Education
- Bachelor’s degree in business, Real Estate, Property/Facilities Management, Finance, or related field
- Master’s degree and/or industry designations (CPM, RPA, ARM, CMCP) are strong assets
Experience
- 8–12+ years of progressive experience in property management or real estate operations
- Minimum 5 years in a senior or leadership role managing multi-property portfolios
- Strong understanding of housing markets, building codes, and regulatory frameworks
- Experience working with executive leadership, investors, or boards preferred
Compensation & Benefits
- $110,000–$125,000+ (higher and flexible for the right candidate)
- 15 days annually + Christmas week or New Year’s week off
- 5 paid sick days + 5 unpaid sick days
