Staffmax is partnering with our client in Toronto, ON, to fill the position of Property Manager. We are seeking an individual with 2-3 years of experience in managing people and front-line customer service, coupled with financial literacy, initiative, and strong multitasking abilities. Preference will be given to candidates with a minimum of 2 years of experience as a property manager in a non-profit or cooperative housing setting.

This position is a two-month contract starting from May 6, 2024, to June 30, 2024, with the potential to transition into a permanent full-time role.

Role Details:

  • Hours: Full-time, 37.5 hours per week, from 9:30 am to 5:30 pm with a 1/2-hour unpaid lunch break
  • Hourly Rate: $35 per hour

Responsibilities:

Financial Management:

  • Ensure the financial soundness of the cooperative by maintaining accurate financial records and internal controls.
  • Monitor accounts payable/receivable, rent supplement calculations, and track housing charges, revenue, and member arrears.
  • Prepare and manage operating and capital budgets in consultation with relevant committees.
  • Maintain adequate insurance coverage and prepare long-term financial analysis.

Administration:

  • Maintain updated waitlists, unit allocation, membership approvals, and legal documents.
  • Minimize vacancy loss within the cooperative.
  • Prepare and present reports for the Board and general membership.
  • Ensure punctual filing of reports to government agencies and advise the Board on necessary bylaw amendments or updates.

Property Maintenance & Management:

  • Oversee maintenance operations, including inspections, work orders, and property management.
  • Ensure compliance with fire, life safety, and building-related codes and legislation.
  • Monitor energy and utility costs and develop programs to reduce consumption.
  • Collaborate with Project Manager on capital projects and long-range repair/replacement plans.

Member and Community Support:

  • Respond to member and public inquiries promptly and provide information on cooperative principles and policies.
  • Facilitate open office hours, meetings, and other events as required.
  • Apply bylaws and policies fairly and provide updates to members via notices.
