Do you enjoy Property Management and want to oversee multiple properties? Our client is looking for an experience Property Manager in Winnipeg.

Reporting to the Director, Senior Condominium Manager, as the Property Manager you will oversee the day-to-day operations of the designated portfolio of residential condominiums. You also act as an advisor for the board and ensure compliance with policies set by the board. Your day-to-day responsibilities will include:

 
  • 8 properties in city
  • Approx. 500 condo units
  • Have admin support staff helping you
  • Majority of time in the office
  • Looking for a person who enjoys their day being busy and works with a stress free approach
  • Wage range: $25 to $30 based on experience

•              Assist the Senior Property Manager in the day-to-day management of a condominium portfolio including site visits.
•              Preparing drafts of; board meeting minutes, annual operating budgets, infractions/decisions/memos/letters and AGM packages.
•              Attending and chairing board meetings and annual general meetings including compiling required documents.
•              Acting as first point of contact for unit owners on items such as rent, maintenance
requests, complaints, fob requests, booking moves and emergencies.
•              Assisting Board Members in the day-to-day operation of the building including compliance with the Condominium Act.
•              Obtaining quotations for work in condo portfolio and supervising trades completing work.
•              Updating building registries.
•              Preparing legal documents for lawyers and realtors and responding to their inquiries.
•              Performing clerical duties such as copying, scanning and assisting with mailouts.
Essential Requirements

•              High School Diploma, or equivalent.
•              Successful completion of The Principles of Property Management Licensing course.
•              Strong understanding of Residential Tenancies Act.
•              Valid driver’s license and access to reliable vehicle.
•              Satisfactory verification of criminal record check and driver’s abstract.
•              Comfortable using Microsoft Office Programs (Outlook, Word, Excel, PowerPoint), and property management software (Yardi).
•              1 year of experience in an administrative role preferred.
•              Previous experience in property management is preferred
Work Conditions

You primarily work in an office setting during regular business hours with regular travel to sites required.
