Job Title: Senior Property Manager – Winnipeg, Manitoba

Compensation: $80k - $90k + Benefits 

Overview: Staffmax is seeking a full-time Senior Property Manager for a small, family-owned property management firm in Winnipeg, overseeing over 450 residential suites from our rental office in the West Broadway area. The Senior Property Manager will report directly to the business owner and will be responsible for supervising and training junior staff. Some weekend work may be required.

Key Responsibilities:

  • Oversee daily operations of a portfolio of residential properties.
  • Manage residential leasing, including marketing, application reviews, and approval decisions.
  • Maintain an active social media presence to promote available suites and reduce vacancies.
  • Prepare new tenant leasing packages, ensuring accuracy of rent increase amounts and compliance with the Residential Tenancies Act.
  • Respond promptly to emails, phone calls, and mail.
  • Serve as a liaison for tenants, handling complaints, issuing warning letters, and sending tenant notices as needed.
  • Manage onsite resident managers, including hiring, training, supervision, and terminations when necessary.
  • Regularly visit residential properties to support resident managers, ensure effective management, and conduct suite inspections.
  • Keep accurate records and document incidents appropriately.
  • Communicate any property deficiencies or required repairs to maintenance staff and follow up on tenant-billed repairs.
  • Prepare entry notices for repair work and inspections, and follow up on outstanding service issues.
  • Handle all aspects of rent collection, including following up on delinquency, negotiating agreements, and managing tenant terminations as necessary.
  • Provide excellent customer service to tenants and applicants, and support maintenance staff administratively.
  • Represent the landlord at the RTB for Claim and Order of Possession hearings.
  • Perform other related duties as required.

Qualifications:

  • Post-secondary education in a business-related field is an asset.
  • Minimum of 5 years of experience in residential property management.
  • Exceptional customer service skills.
  • Strong oral and written communication abilities.
  • Experience in managing and supporting junior staff.
  • Highly organized with strong attention to detail and the ability to meet tight deadlines.
  • Valid driver’s license and access to a reliable vehicle.
  • Flexibility to handle after-hours emergencies.
  • Familiarity with the Residential Tenancies Act as it relates to property management.
  • Proficient in Excel, MS Word, Outlook, and Facebook.
  • Strong problem-solving and conflict resolution skills.
  • Criminal Verification Check is required.
